A superior home in the magnificent Scottish Highlands
A select development of 3 and 4 bedroom homes. with generous specifications and trusted brands.
Inverness is a heartland where Robertson Homes is well recognised for building contemporary properties with a little larger footprint, higher spec and an indefinable element of added style.
Ness Castle turns our attention to the South side of the city, where transport has recently been opened up by a brand new bridge over the scenic River Ness. This gives easy access to the Fort William Road; the amenities of Inverness; the A9 and A96. But with such a beautiful setting, it’s the road home you’ll love best.

Life in harmony
Above all, a Robertson Home offers space and fluidity. We build rooms which flex around the needs of your family. Open plan kitchen and dining areas keep the family together, with vaulted ceiling garden rooms in larger properties to bring the indoors and outdoors together too. We believe in creating light and airy rooms and public areas; windows are generous and ceilings are just that little bit higher than you might expect to enhance the feeling of space.
Even on days when happy family mayhem may be breaking out, a separate lounge gives precious, grown-up space and the utility room keeps the working aspects of a home nicely out of sight. Deep, feature windows in the lounge flood the space with natural light, and truly come into their own when nature brings warm sunshine or sparkling snow outside. That’s also the time when French windows from the family area can be thrown open to enjoy secure, timber-fenced gardens.
We may not have thought of everything but we promise that we’ve tried.
Your own space
Pull your stylish, contemporary door closed upstairs and the wide open hallway gives way to your private space. Some Robertson house types have third floor study, gym or generous storage areas but all offer peaceful, beautifully designed bedrooms and luxurious bath or shower rooms to enjoy “me” time. Just like downstairs, room sizes, windows and ceiling heights are a little bit more generous than other modern homes so your own special haven can feel cosy, not closed in.
With good sized en suite facilities and generous family bathrooms, the commitment to light and airy living continues throughout. Over two stories or three, you will find a room that’s yours to exhale and unwind after a busy day. Some house types offer an outsized fifth bedroom, games room or family breakout area on the third floor - but stake a claim early, since we’ve never encountered a teenager yet who didn’t consider it theirs by right. The highest standards of energy efficiency also mean you’ll stay cosy and warm no matter what the weather outside is doing. This is your space to relax and shed the cares of the day.
Quality of life around Ness Castle
Tourists are the lifeblood and very welcome visitors to the Highlands but happily, they tend to congregate around amenities on the North side of Inverness, affording South side communities greater integrity all year round.
At Ness Castle, home owners enjoy the same fresh air and breathtaking surroundings but with a slightly slower pace of life. This is popular with families who also have access to great schools including the new Inverness Royal Academy. Popular primary schools include Holm and Lochardle.
Other necessities of life are well served by the South Distributor Road, giving easy access into the supermarkets, retail areas and restaurants of Inverness.
The rural setting of the Ness Castle development, amid mature forest and with views over the River Ness nearby, lends itself beautifully to an outdoors life but with no sacrifice of cultural attractions, including the Eden Court Theatre in Inverness and history of nearby Cullodden.
Living near Inverness
The majestic Caledonian Canal runs for sixty miles from here to Corpach near Fort William. It offers a never-ending adventure for lovers of sailing, walking, running, cycling and fishing.
Even on your own you’ll never be alone. There are always birds to keep you company – robins, chaffinches, goldcrests and woodpeckers are just a few of your avian neighbours.
Sport and leisure
Whatever the weather, the Inverness Leisure Centre offers a vast range of exhilarating activities. With a large wave pool, river with jets and geysers, three flume rides and an outdoor thistle-shaped pool, family-sized spa bath and toddler pool, it’s the most enjoyable place to go for a dip in the Highlands.
On the outskirts of the city, Torvean Golf Club covers approximately 400 acres of well-maintained mature parkland. It has one eighteen-hole course, which is both a joy and a challenge to play.
Boating on the Caledonian Canal or dolphin watching in the Moray Firth are ever popular and a visit to the well- loved Glen Ord or Tomatin Distilleries nearby might even up your chances of seeing Nessie…
We are just chuffed to bits with them. We have recommended our old neighbours and they have put a deposit down already.

Great value for money compared to the Cala Homes in the local area. There is a cracking finish on the house - they are one of the best developers in Scotland.

They made sure I was happy with everything and didn't make me feel rushed. We looked at a number of properties but the quality of this home was superior.
Mrs Margaret Thomson, Chatelherault Mill, Ferniegair

I was really surprised and delighted by the attention to detail! The weight of the doors, height of the skirting boards, floor to ceiling heights, just luxury.
Alan McCrae, Hepburn Gate, Bothwell

The site manager has been really attentive towards anything we need. The quality of the finishings in terms of the fittings and fixtures is impressive.
